DO'S AND DON'TS FOR PROPERTY SELLERS !

A guide for potential property sellers to ensure you get the best out of your chosen estate agent ...

 
DO - Insist on a 3D Floor-Plan ! Potential viewers will expect to see the layout of any property before they view. Your home will have certain benefits in its design. You will be aware of these, but a potential viewer will not unless they have seen a Floor-Plan. I have seen it so many times where someone is hesitant about committing to a viewing. They then see a Floor-Plan and realise the layout is perfect for their needs. The 3D Floor-Plans show the flow of the home and have much more detail. Also Floor-Plans MUST be the size of a full A4 page as many home hunters study them on their smart-phone.
 
DON'T - Pay for 'set-up costs' ! All such costs like a For-Sale Board, Property Particulars, Floor-Plans, Press Adverts etc. are part of the day to day running of an estate agency business. There is no need to pay for anything upfront apart from the Energy Certificate.
 
DO - Use a Local Valuer ! When booking your valuation it is imperative the valuer is not only a local person but has worked within the area for many years. I have seen so many times where a valuer has made a mistake as certain sides of a street can be worth more if they fall into a different school catchment. When meeting your valuers ask them about their local knowledge and connections within the area. It is equally important all of the staff are local too as they may be the person talking to your potential buyer before and after they view. Again school catchments and local amenities come into it at this stage of the negotiation and a local estate agent can ensure your viewer is aware
 
DON'T - Pay an inflated price for an Energy Certificate ! Your property now has to have an accurate Energy Performance Certificate (E.P.C.) when going to market for sale or to let. This is law and you can be fined if you fail to do this. These are carried out by qualified Domestic Energy Assessors. Ensure your agent is not earning a commission for organizing this. This will be clear to see when you compare the differences in the cost. The certificate should have a 10 year life span and can be used again, if you change your mind about moving for the time being, but try again in the future.
 
DO - Insist on lots of photos ! Some agents offer more photos than others. There are two reasons for this. Firstly more photos increase the printing costs. Secondly some agents have a set template for their property particulars. My thoughts here are that a flexible set of property details is always a winner. If your home needs thirty photos taken then let's do it ! This enables extra selling features to be enhanced. For example, you may have installed a beautiful new fire place. You may have a range oven. Your view from the front bedroom shows fields. You may have a separate parking space or have laid a new patio area. All of these features can be en- hanced with additional photos
 
DON'T - Agree to a withdrawal fee ! In some situations you may not end up moving due to unforeseen circumstances. You may not find your dream home. One of the properties in the chain may have had a survey advising against it being purchased. You may have a change in circumstances or you simply change your mind. If any of these things happen, the last thing you will want to receive is a large bill from your estate agent. It is my opinion that this will also leave a bad taste in your mouth and you may be less likely to return to that agent if you decide to give it another go in the future. Check the small print before you sign the agency agreement !
